| Rio Lagartos, just 2 hours to Merida, 2-3 to Cancun and surrounded inland by some of the most beautiful scenary found in the Yucatan's famous Ranch and Farm district. Small town feeling with plenty going on for visitors and residents alike. Rio is famous, as are its guides, for access to some of Mexico's best outdoor adventure and eco-touristic possibilities from Birding and Photography to Fly and Deep-Sea Fishing, including for World Class Tarpon. Snorkeling and SCUBA Diving? You bet! And right in front of the village there's a barrier island with a 3-4 kilometer, white-sand beach with no cars, no traffic, and no crowds to interrupt the tranquility you may be seeking but rarely find. There are palm- thatched Palapa's on the beach so bring your hammock and cooler and step into your own Corona commercial although this one will be the real deal and ready for you whenever you're in the mood! Speaking of "The real deal", Rio is just that, a working fishing village with a growing yet respectful and low-key, eco-tourism economy. In other words, it's not a tourist trap, it's not a Cancun, and you won't find yourself overrun every year by "Spring Breakers" run amok. Rio is growing as all of the Yucatan is growing, even despite global economic downturns. Infrastructure, home building, (we're on our 2nd house in the past 6 mos., right now!) and business investments are still moving right along and, despite Merida's real estate market being slow, we are still, and literally, working 7 days per week to keep a pace with our clients' needs and demand. "Off the beaten path" is definitely catching on for those with a bit of imagination and adventure in their souls and for those who are looking for and recognize the investment opportunities available and growing in our area despite of, or perhaps to some extent, because of, downturns in other areas and markets! |
| The House The house has been in the same family for 3 generations. The owners are ranchers and business owners nearby and now that their family has grown and many of the younger member have moved farther afield with their own lives and professions, the sellers have decided it's time for a smaller, seasonal residence instead of this impressive home which is actually sufficiently large enough to become a Bed and Breakfast for the right buyers. It's two stories, with two baths, 4 unusually large bedrooms, including a separate maid's quarters or bachelor apartment. It has a large kitchen/dining room combo ...PLUS a large formal dining room, and ample living room. Off the kitchen, there is a large storage and wash room which could easily be divided in half for yet another full bathroom downstairs. The 4th bedroom/bachelor's apartment with bath is downstairs and has it's own private entrance.(see page 2) There are three LARGE bedrooms upstairs, as well as a large 2nd floor terrace. Three of four of the bedrooms have built in closets with drawers and extra storage, all made from extremely durable tropical hardwoods, virtually impervious to weather and termites. The master bedroom (approximately 5 x 5 meters square) has sufficient room for all of the furniture one my need or desire. There is ample room off of the back of the house for a second terrace which we will discuss below. There is also plenty of room to add a "Mirador", or third floor patio with 360 degree views of the pueblo, the Rio, and all the way out to sea! This house, by the way, is on the Rio side of the village which means it almost always has the benefit of cooling and refreshing breezes from the Rio, unlike the residents on the sea side of the village who may be using their ceiling fans or air conditioners more than you will need to in this house. It sits about a block in from the Rio but has views from the second floor and would, as we have mentioned, have 360 degree views and breezes from a third floor patio/cabana. By the way, this home has a stationary gas tank for cooking and water heating which , depending upon usage, only needs to be filled once or twice per year and that is done by convenient home delivery at no extra charge. There is also a 5000 liter cistern, on the upper roof so that it will be virtually impossible to ever run low on water no mater how many you have on board! |

| A word about the photos This home is still used for family reunions and as such is chalked full of toys and cloths and all that goes along with being a big family when it's reunion time. That and the furniture style, heavy and dark from an earlier era, and, for us, with far too many "chotzky's" at best, makes it a challenge, to do justice to this otherwise fine home loaded no doubt with fond memories for the sellers and unlimited potential for our potential buyers. An experienced buyer/investor will easily look beyond the aforementioned. If you are a less experienced buyer, you may need to use a little more imagination to fully appreciate the possibilities of what we are offering you.... Thanks! |
| The middle 2 photos just above show one of two houses we are currently building/completeing in the area We will of course be available to assist our buyers with any remodel, design, or construction issues with their purchase. By the way, there are NO building permits required in Rio. Property taxes run about $110 Pesos per year, water about $250 Pesos annually, and electricity a minimum of $50 pesos per month. If you are living in the house full-time and using appliances your fees are sure to be higher but...as an example, on our nearby ranch, we are irrigating daily for 2-3 hours, use appliances and an air conditioner 12-15 hours per day (it's much hotter where we live!)...and our bi-monthly bill for the months of March and April was just $803 Pesos! Our friends in Merida were literally green with envy! Merida real estate and expences are far more costly than in our area. In fact, even without being in our house in Merida more than a couple of days per week or two, our electricity bill alone runs at least $700 pesos per month, water, $650 pesos per year, and property taxes over 10 times as much as in Rio or at the rancho! |
