This is a great, tastefully remodeled, yet understated, 3 bedroom home in one of the nicest pueblos, near Merida, that we have seen or experienced. Tixcokob, about 10 miles out of Merida is bustling yet tranquillo, has all of the services, markets, and especially transportation one could ever need and yet it is still just minutes from Merida Centro. In fact the "Centro Bus Company" passes in front of the house and will pick you up and drop you off there so you don't even need a car to live here comfortably. This same bus system will take you to Centro Merida, the airport, and even Cancun airport practically on your own schedule and for much less money than the other major bus lines you have to go into Merida Centro to access. There are also the combi's (mini-vans) to Merida, nearby and wonderful Izamal,and the beaches, as well as the local tricycles, pedal or motorized, to get you around the pueblo so, as we said, your transport options are unlimited, convenient and inexpensive. |
| The Basics: As we said above, the house sits comfortably on an expansive 1200m2 lot in a quiet neighborhood, perhaps a 15 minute walk from the center of town. It's a corner lot so you only a neighbor on one side living in his own piece of Eden which you will have to see to believe and appreciate. Don Jose, the neighbor, is a retired, tri or poly-lingual, tourism guide who now spends his days happily tending his garden, and orchard/forest and keeping an eye on your's if you happen to be out of town. Quiet and unassuming yet as friendly and generous a person as we have had the pleasure of meeting in some time, and that's saying a lot, given how very friendly and considerate the Yucatecans are in general! The House: Entering the living room from a covered front porch, you find a comfortable area of approximately 4 x 4m2 which continues through an open arch either as part of the living room or which could be used as a formal dining area. That second space probably measures 4 x 5 meters. On one side is an arched opening for a "breakfast bar" opening into the kitchen, and which will comfortably seat 4 persons. The arch, tiled breakfast bar and most of the tiled kitchen are new. Pasta floor tiles, throughout the house, help keep things cool and comfortable in the hottest months. All the electricity and plumbing in the house are new, including the 220v electric service if you should decide to install one or several mini-split Ac's at some point. Speaking of Utilities: Telephone and high-speed, DSL Internet services are available from the street. That package, last we checked, was running, $386 pesos monthly for unlimited use. City water costs roughly $50 pesos annually and there are no meters! The house has a well, pump and garden irrigation system shared with your neighbor Don Jose. Electricity outside of Merida is a good deal less expensive, by the way. Gas for your stove and water heater usually comes in 30-40 liter replaceable tanks although many clients are installing 300-500 liter stationary roof-top tanks these days. The plumbing system is set up for a solar water-heating system, if and when you are ready to install one.. All of the traditional steel windows have been painstakingly taken apart, sanded down to the metal, primed and repainted, and had their glass re-installed and caulked before having all new screens attached outside throughout the entire house. The first and largest bedroom enters off the living room and, the dining room and measures approximately 4 1/2m x 6m. It's quite frankly huge, and is lovely with its arched windows, colored glass, and walls painted on two sides in vibrant "Rosa Mexicana". The second bedroom shares a door with the first and also opens onto a short hall which opens to the dining room and spacious and tastefully remodeled bath. The second bedroom measures approximately 4m x 4.5m., has it's own built-in "ropero" or closet and a wrought-iron, gated, office space converted from the original, in-the-wall closet. Speaking of wrought iron, our friend and seller is a part-time boat/Yacht builder/restoration specialist, part of the year, in the States and spends the rest of the year, here in the Yucatan pursuing his other passion, photography, especially nature and Mexican culture photography which offers virtually endless and ongoing possibilities in the Yucatan. We mention this for two reasons: First, is that when you see the home, you will notice that our detail-minded seller/designer has included a good deal of under-stated yet lovely detailing in wrought iron from portable, hanging lamps, which he made to hang from hammock hooks on the walls, to vine and flower designs on several of the doors. Very nice, attention getting, aesthetically pleasing, but never over-powering, details we think you will appreciate as much as we do!. The second reason we mention the above, is that many buyers (including ourselves!) almost inevitably want to know the following, and we think important, question: "Why is he selling?" Glad you asked! Our client is selling so that he can move to and spend more time in our mutually beloved Rio Lagartos where he spends most of his time pursuing his photography in any case while he is in country. After all of the work and personal investment he has put in this home I know selling it was a difficult decision and not arrived at quickly but his passion for nature and his photography eventually seems to have won out....
