The Yucatan's Rural Property, Investment and Home Finder's
                                                       Real Estate Specialists!
If you have been looking for a small to medium sized ranch/farm property, in the heart of the
Yucatan's finest and most productive ranching district, then you know that finding a property under
80-100 hectares...with a deed (IE: NOT "Ejido" or "Ejidal", community owned land) is next to
impossible.

Look no further. We have just what you are looking for and with several purchase options and
numerous amenities we think will most definitely surprise and please you. Also check back with us
soon as, due to ever increasing interest and demand, we have made it a personal project to look for
and secure other properties, in the area, in this size and price range. No small task but what our
clients ask for , we will do our best to provide!

Before we go any further, let us say that you as potential buyers are welcome to simply buy your
parcel and do your own thing. We will be happy to share the entry road with you and still provide
you with the opportunity to tie into our electricity grid for a small fee enabling us to recuperate a
small portion of our own investment.

We of course will always be good neighbors but your privacy and use of your land will be strictly
respected and you will not in any way be expected to participate with your neighbors in any of our
projects although you will, in most cases, always be welcome to. We say this because we believe the
potential ownership of this property offers a number of very rare, if not unique,"extras", amenities,
and opportunities which you may be (we hope!) pleasantly surprised to discover and consider as you
read on below.

The Basics: Rancho Sombra lies between the towns of Panaba and Yalsihon, about 2 hours from
Merida, 3 from Cancun, 90 min. to Valladolid and just 45 min. to Tizimin. From Merida, it's a
straight shot on the all new Merida -Tizimin Highway, much of it 4 lanes through Motul and turning
in towards the sea at either Yalsihon (Yal-see-hone) or Sucila (Sue-key-la). We are about 40 min to
the nearest beaches and nature centers at San Felipe and our favorite,
Rio Lagartos. Once you turn
in from the main highway you are traveling on sparcely traveled, usually beautiful and relaxing,
country roads so slow down and take in the ever changing views and cloud shows! Almost everything
you need for daily living will be 15 min. away in Panaba. For major shopping, banking, hospital,
and the occasional movie, you'll head for Tizimin just 40-45 min. close.  Merida has everything you
would expect from any major world city, feels like a world away but is conveniently close
for...everything....
Rancho Sombra is raw land, fenced and with a large, year round pond, and a
semi-private, access road (included at no extra cost) you will share with your
neighbors at Rancho Santa Cruz (AKA:Maya Neem Farms) and Rancho Roca
(
also for sale) behind Santa Cruz. In fact many of the issues and possibilities
covered in our Rancho Roca ad will apply to this/these parcel(s) as well.

Rancho Santa Cruz is in the process of evolving into a 255 acre reforestation
and medicinal plant plantation and Intentional or "Co-operative" community,
but we'll get back to that shortly. Meantime, you may want to have a look at
our sister site
www.MayaNeem.org.

Also, here's a quote from our
"Investment, Lots, and Land" pages where the
plantation parcels will be offered:

" Limited offering: Up to 5 Building Parcels available on 255 acre working
ranch and  reforestation project growing medicinal Neem (and other) Trees
which, in less than 3 years, will create a forest-like park and plantation with
miles of hiking and riding trails beyond those which already exist.

Parcel owners (
including owners of Rancho Sombra by agreement) will have
full recreational access to 95% of the entire ranch for recreational use ,
including additional access to land, irrigation, organic pesticides, fertilizers,
and compost for a community garden, profit sharing and many other
amenities. Please
Contact us directly for more information.

                          Rancho Sombra de Panaba
            $599,000.00 Pesos Mexicanos  ... 40 Hectares (98+ acres)
May  also be divided into two 20 hectare  (49+ acre) Parcels

                  $299,000.00 Pesos Mexicanos ...  20 Hectares
Many of you must be wondering by now, "What does all of the above
possibly have to do with this lot or parcels?" Thanks for your patience. For
those of you who have been in contact with us, interested in living on and
perhaps participating in the Neem Plantation, this will be old news for you,
except those of you who wanted to participate but for your own reasons felt
you needed or wanted a larger parcel  than we could offer you...
until now.

Our forested building parcels will share the road that allows access to the
new RANCHO SOMBRA and to (for now) Rancho Roca behind.

For privacy and to maintain the natural look of the land, we will landscape
the parcels so that eventually (3-4 years) they will not be visible or easily
visible from the new road. We will also landscape the other side of the road
(we love forests!) so that Rancho Sombra will enjoy the same privacy and
natural beauty of their neighbors at Rancho Santa Cruz/Maya Neem Farms.

We said above that Rancho Sombra is raw land but that is not as daunting
as it may sound to some of you. Other's we have been in touch with will
welcome the sound of adventure and hard work that goes into creating
something from "nothing"... more than a relatively large chunk of beautiful
Mother Nature.

The nearest electricity to Rancho Sombra is located within approximately
100-200 meters from the property line on Rancho Santa Cruz. Many folks
want to go completely solar or solar with power from the electrical grid as a
back-up. Whomsoever buys Rancho Sombra will have the opportunity to tie
into (or not) and share (thus lowering their costs) the cost of bringing power
to their new rancho. We will charge a nominal fee for the connection plus the
cost of running the lines and installing the poles and transformer but
basically, powering up Rancho Sombra should be a relatively easy and
inexpensive improvement to get you started or whenever you are ready.

We've already mentioned the semi-private entrance which we will deed to you or contract with you so
that no one in the future can ever deny you access to your land. Along with that road comes a gated
entrance at the entrance to Santa Cruz, next to which we will build a home for one of our employees
and their family. 300 meters further into the ranch where the new access road begins and where
access to Rancho Sombra will be located, there will be a second set of gates mainly to control animals
but also as a security measure. In that regard, let me say right now that this is by far the safest
place we have ever traveled to or lived and worked in, including the US and Europe.  Still, we as
newcomers, or "foreigners", are assumed to be millionaires so that the chance for petty crime,
however unlikely or remote, does exist and needs to be guarded against reasonably but without any
need for fear or paranoia. If you want to experience real fear and "adventure" try living in
Guatemala, Downtown L.A., or most other medium to large urban centers in the States and probably
many cities in Europe or South America as well....

Within a year, we expect to have at least 3 full-time families (plus other day workers) living and
working on Rancho Santa Cruz. If you buy the 100 acre Rancho Sombra, or even half of it, you too
will very likely have your own full-time "Vaquero", either on his own or better, with his family, so
that if you are not on site, for a week or so, or even for several months a year, you will be secure in
the knowledge that someone is making everything work for you even in your absence. We can of
course help you find and manage personnel for your rancho as well as share in the costs of
maintenance during parts of the year when clearing, cleaning and possibly planting go beyond what
your vaquero and his family can be expected to accomplish.
