On the Water Front in Rio Lagartos $299,000.00 pesos Exceptional opportunity to build your getaway casita or 3-story "live aboard", in front of the estuary in one of the quietest, seemingly far away stretches, along the water's edge in lovely Rio Lagartos. The lot measures an ample 14 x 68 feet and already has the special...and expensive... hard wood footings in place which are necessary in this geography close to the river. If you choose to, you can also purchase a slip, across the street from your home to tie up your own launcha for trips up river to view a magnificent variety of wildlife including birds, alligators, and Mexico's largest full-time population of pink flamingos Then there's the fishing from fly to deep sea, from barracuda to grouper to world class tarpon and many others. Diving and snorkeling birding, and photography? You bet! See our links pages for some of Mexico's best known and most respected naturalists and guides. Meantime, check out these two great sites below! and
View from near the back of the lot above. Note the wooden posts set at intervals to support the new foundation. These posts, by the way, may be as long as 3 meters and are driven down into the river bottom to the bedrock which will support the home for many, many years to come. This special hard wood will last longer than steel and cement and in many cases will still be serviceable after 80-90 years!
The stone rubble (above right) will be used to build up the new foundation between 1.2 and 1.5 meters above street level. Rio is generally protected from the worst of battering storms and even hurricanes by it's barrier islands...and gorgeous beaches... that lie between the village and the open sea. Still though, when Mother Nature rages the sea-swells and the river can rise in concert with the intensity of the storm but rarely do so more than one meter so that with the 1.2m - 1.5m base, newer homes rarely have any serious problems with the inevitable if occasional storm...........
All well and good you say but it looks pretty much like trash heap and not a very big one at that. And what about construction costs, and who can handle of the details and even the design work for us? How about legal issues and insurance and contracts? No worries, we have you covered first of all with one of the best, most professional legal teams in the Yucatan. From the lot purchase to the contracting to your eventual immigration issues and visas, we have you covered. This same legal team has already reviewed and preliminarily reviewed the necessary documents so this one is 99% free and clear and ready for you to start construction in short order! Design and construction: We have you covered from beginning through handing over the keys to you. No surprises, hidden costs, and no settling for second best.... Constructions costs, even near the water are currently running between $20-30 USD per foot. And that's without cutting corners. Here below is a project just around the other side of the lighthouse from this current offering. Structurally it was not salvageable and the new owners definitely wanted a second and possibly even 3rd floor patio to take full advantage if the breathtaking views. This is what we started with in November:
Above: View from the front curb of the lot... "Rush Hour" in Rio....
Lots of details to go like the hand hewn wooden hand rails and the second floor palapa patio roof but you get the idea I am sure of the potential. For a more complete view of this intermediate stage and the interiors please CLICK HERE for our Shutterfly slide show which may not open if you are stuck with the very troublesome and non-secure Internet Explorer browser. May we recommend as a very intelligent alternative, the free download of www.MozillaFirefox.com as an alternative or additional browser?
Click Here for few more photos of the Rio. We agree with a recent visitor who said she came because of stories she'd heard from her friends and because of our photos. In the end though, she smiled and said with no malice, "that neither the stories nor the pictures can do this magical place justice...." It's true. Come see for yourself.........
