Two adjoined ranchos of 75+ and 27 hectares respectively totaling 102+ hectares or approximately  255+ gorgeous and
productive acres. Includes Main House, two guest or workers´cottages, extensive corals, 5 wells, (two deep water),
irrigation, 3-phase electrical with two transformers.
The main house measures approximately 11 x 25 meters, has two large bedrooms (4 m x 6 m each, a large bath,
entry hall/living room and a kitchen/dining area measuring 4.5m x 11m. The house is in good condition and one
bedroom has a new 18,000 BTU Mini-Split A.C. for April and May when the temps and the humidity rise just prior
to the life-giving rainy season from June through  late October/early November.

The main 2 room+bath Vaquero´s cottage has just been painted and a new bath and tinaco for water storage added.
There is a patio roof behind where cooking and laundry activities can take place. The second vaquero´s (or
potentially guest house) house consists of two large rooms and a partially completed space for a bath. The back half
of this cottage awaits a new roof and bath.

There are two deep wells, one with a 15 HP, submersible pump. The other well has a new sub-station and
transformer but is new and the previous owners had not yet installed a pump. Between both wells we are told that
one could irrigate up to 50 hectares for year around grazing and crop production.

Recently re-roofed corals will accommodate up to 100 head of beef cattle, 500 head of tropical sheep
(Carneros/Borregos), or horses. There are 5 milking/feeding stalls for dairy cows. Adjacent to the corals are four
gravity-fed 1000 liter "tinacos" (water storage tanks) which automatically fill the water troughs in the corals.

The soil here is very rich, abundant and ideal for various cash crops including all types of citrus, avocados, coconut,
guyava, papaya, squash, tomatoes, melons, and most varieties of chilies including especially the world famous
Yucatán Habanero Chili. With water/power conserving a drip irrigation system (approximately $1300US/hectare to
install), it is possible to plant up to 35,000 chili plants per hectare with an expected production of between 1.5 and
2.0 kilos of chilies per plant.

Imagine your return on investment planting just 10 irrigated hectares of Habaneros? A Japanese company based in
Tokyo/Guadelajara just committed to exporting 30 metric tons...per month...of
dried Chili Habanero peppers from
our local district for their increasingly popular spicy junk-food industry. 30 metric tons per month is a lot of
peppers you say? FYI, it takes 10 times that much in fresh fruit/chilies to produce 30 tons of dry product. Will that
wealth be spread around? You bet! Will you be ready?

Speaking of crop production, we have planted approximately 1500 Neem trees plus 3000-4000 Neem seedlings.
Naturally the older trees will be ready sooner but even the seedlings will reach 25-30 or more feet in height in less
than 3 years. Ideally, a concentrated planting of the Neem would include between 600 and 800 trees per hectare.
Conservatively, therefore we have planted at least sufficiently for 3-4 hectares of product producing trees. Note:  
One hectare of Neems will service 120 hectares of productive land in terms of organic pesticide, organic fertilizers,
and chemical-free compost which also acts as a below-ground pesticide killing up to 200 varieties of crop and profit
threatening  nematodes and other "plagas"...without polluting your crops, your soil, or your aqua fir with
expensive petrochemical products.  Our neighbors are also spraying their cattle and sheep against tics and feeding
the dried leaves  to cure and prevent intestinal parasites as well.

How much do you imagine you could otherwise be spending per hectare/animal upon the above Petrochemical
based products per year if the trees that produce their organic alternative were not already growing on your

One final word on the economy: The dollar is very strong against the peso right now so obviously this is a great
time to buy in Mexico. Livestock prices are down as well so this is also a great time to start your herds ...if not to
sell and make a profit just yet. This is also true with your cash crops...except we believe with the Neem Trees.
Why? Because the profits realized on cash crops will always be going up...and down... depending on market factors
and even time of year. Profit on Neem Products will be more closely tied to environmental factors and the ...cost of
petrochemical based pesticides and fertilizers which inevitably will rise because demand is constant or rising and
the price of oil will also inevitably go back up because there is only so much of it easily available. Regardless
therefore of what the profit is on a ton of squash or corn or chilies, the cost to produce these products will inevitably
increase over time so that demand for the Neem products, especially as sustainable land use and environmental
degradation become increasingly important issues, will also inevitably increase along with profits derived
therefrom. They say 3-5 years for the economy to return. That´s just about exactly when a planting ...or a
plantation...of Neem trees will be coming into full and optimum production....... Food for thought......
