| $999,000.00 pesos Rancho Borregito de Motul Under $75,000.00 US? You bet! 45 fenced hectares/110+ Acres near Motul's city center and freeway close to Merida in under 30 minutes on the brand new 4-lane, Merida-Tizimin Highway. In its day, this was a successful tropical sheep ranch operation. It is surrounded on its perimeter by the famous Yucatecan rock walls called the "Albarada" which weathering storms, hurricanes, sun, rain, and fires, literally lasts forever. The value of good or even better permanent fencing is not to be under estimated at today's daunting costs for materials yet still reasonable costs for labor. Because of the ever-increasing demand for the sheep today, and despite economic downturns and the dramatic negative effects it has had on the cattle industry, the sheep industry keeps growing with no end in sight. Therefore, and because of proximity to Merida, growing local communities, and even Cancun and Playa del Carmen, revitalizing this high potential property makes great economic sense. With 1000-1300 head of sheep on this property, you should be able to net monthly, between $60-$70K pesos.... It's clearly not much to look at now as it has lain dormant and abandoned for some years now but all the basics are there and with a bit of imagination, hard work and capital, this sleeping beauty could easily awaken in ways most will have difficulty imagining unless they have already done their homework in this pursuit and in our area. Make no mistake and check this property and the region out thoroughly......... Currently existing on the property is one well, a storage house, or "bodega", a large (approx. 15k liters) water holding tank (pool?), a vaqueros house, corrals and water/feeding stations. Electricity is at the roadside in front of the property and easily installed. The property is fenced and cross-fenced. |
| Besides being abandoned for several years, it must be noted that the photos included here were taken at the height of an unusually long and dry...dry season. In fact, it has been so dry that despite my 6 plus years in the Yucatan, even I was discouraged and a bit bewildered by this property the first time I visited it!. This place definitely needs some cleaning up and repairs and about a week of rain to transform it and stimulate the imagination to be open to the possibilities it in fact and most clearly offers. Perhaps more importantly though, if one sees the continued impressive growth locally and really in the entire Yucatan, and the massive ubiquitous investment in infrastructure the government is obviously committed to, then very soon it will become obvious to the serious investor that this property is centrally located in a region of growth that thus far shows little or no signs of slowing growth whatsoever. Demand for housing continues to grow all over the region, as does demand for industrial facilities and Maquiladoras (Factories owned and operated by foreign investors). Too much to go into in this forum, but true and exciting, none the less. We will help you with your research and "homework" to be sure so please contact us directly with specific questions whether your investment interests center on the ranching possibilities or strictly as an investment property...or for now why not both? This property has such potential, that we feel that simply buying it and sitting on it for a couple of years will nevertheless provide excellent returns with no further capital input in the meantime! As always, the choice is your's and we will be there for you to help guarantee that the choice you make is based on the best information available. |
