$5,799,000.00 pesos 447 Hectares/ 1100 Acres
In the heart of Yucatan's Ranch/Farm district, this working ranch has been a major
producer for generations. It has electricity in place and even street lamps on its asphalt
paved kilometer-long driveway!
There is at least one well currently with several cenotes reported for added irrigation
potential.
There is a main house plus cottages for your full-time vaqueros and staff. There are of
course ample corrals for up to 600 head of prime beef cattle and/or literally thousands of
head of tropical sheep, ever in increasing demand.
And, there are numerous and generous government programs for rural development and
sustainable agriculture from commercially viable reforestation programs to Tilapia Fish
Farms and many, many others too numerous to list here. Contact us directly for further
information on those programs and how we may be able to assist you to benefit from them.
A Rare Advantage ... of this rancho is that it is completely
enclosed and divided by stone- walls ("Albaradas" in Spanish)
instead of wooden posts and barbed wire. At today's prices, and
for the approximately 35,000 lineal meters existing on this
Rancho currently, your cost to build or replace them would be
between $2.3 million and 2.5 million Pesos. More below....
One of your major, on-going, annual expenses on any ranch is
making sure your fences are in good order. On most ranches this
a never ending, never finished, fact of life. The stone-wall
"albarada" however, does not rot, does not rust, nor in most cases
does not blow over even in a hurricane. It will protect your cattle
and/or your tropical sheep from escaping and hence protecting
your very substantial investment and future income
virtually...forever, while also cutting a very significant
percentage of your annual maintenance costs... forever.
Rancho Pedrigal has an approximate perimeter of 17.25
kilometers. We are estimating that with its many divisions for
pastures, we could easily add another 17.25KM or more ending
up with a total lineal fence line of approximately 35 kilometers
(35,000 lineal meters) of fencing.
We won't bore you here with the details although we will gladly
share them with you upon request but at today's prices, we
calculated that the replacement value of your 35 KM (35,000
meters) of fencing with wooden posts and barbed wire would cost
approximately $2,221,300.00 pesos . Of course you would not
need to replace your barbed wire fencing and posts all at once
but with the constant and unrelenting increase in materials and
labor these days, the only thing that we can guarantee you is
that tomorrow's costs will continue growing (even by the month)
making today's estimate seem like a gift over the next few years.
None of the above will affect this ranch as stone virtually lasts
forever. Whomsoever purchases this impressive property will
therefore already be $2.4 - $2.5 million pesos ahead of someone
who buys a similar ranch fenced in barbed wire regardless of its
current condition....
If we calculate the asking price of this rancho ($438,900.00 US)
in pesos at 13./1 exchange rate, we come up with the peso
amount of: $5,700,000.00 Pesos. Deducting the cost of the
"Albarada" (and never mind for now the significant value of the
electrical installation, corrals, sheep installation, 2 deep wells,
7-8 Cenotes, perimeter and cross roads, other structures, 35
divisions, and over 3km of road frontage)...your net land cost
would be approximately $3,200,000.00 pesos or roughly $7158
pesos per hectare ($224.00 US per acre @ a 13/1 exchange rate).

"La Sequia" ... The Dry Season
It should be noted that we are currently in the height of the Dry
Season or "La Sequea". As such, and until approximately June 1, you
will encounter most of southern Mexico in an extremely dry...often very
HOT... state of existence. Not to worry, as soon as the rains begin (and
we're talking many times, less than a week!) the countryside literally
transforms, as if before your very eyes, into the brilliant and varied
shades of intense green that makes the Yucatan (epecially in our zone!)
so incredibly beautiful, most of the year. Meantime, the incredible
Flamboyan and "Rain of Gold" trees, among others, have already just
begun to sprout their amazing blossoms of flaming reds, oranges, and
the most brilliant of yellows.

Above, looking back to Hwy from main ranch installation. Vaquero's and storage facilities. Windmill, deep
well and 20K liter water storage tank. Below, pork installation for 100 head, damaged by Hurricane
Isodoro. Re-roofing and some plumbing repairs will bring facility to 100% production capacity again.
Below, just some of the extensive corrals, plus tick-dipping station, feeding and watering installations, some
with concrete and steel re-enforced roofs and others awaiting completion.
