This irrigated, 30 HAS parcel or "module", set apart from the main Rancho by the
Merida/Tizimin HWY, is presently and primarily planted in "Cedro" or "Cedar"
although this fast growing, highly prized, hardwood species has more in common
with its cousin Mahogany. It is highly bug resistant and when finished as doors,
windows, fine furniture, and other artisanal products is as beautiful and durable as
Mahogany and just about as valuable at Market. There are approximately 30 HAS
currently dedicated to Cedro plantation at Rancho San Pedro. The trees are first
"thinned" (harvested) 5-8 years from planting. Of the 1350 trees originally planted
per HA., approximately 500 will have reached commercially viable quality and size to
be harvested.

Please Note: At the time of the
first of three harvests per hectare of Cedro at year 5-8
following planting, the net value of those first 500 trees is approximately $1 million
pesos...per hectare. Many of the 30+ HAS dedicated to Cedro at Rancho San Pedro
are either at or near the 8 year mark in their growth.
At a million pesos per hectare
you would therefore have paid off your investment in this rancho by the time you
make the first (of three) cuts of Cedro on just 7.5 hectares.
Another cut takes place
between years 12 and 15 with much added size and therefore value/net profit, with
the final cut taking place between years 18 and 20. Obviously, one can replant (IE.
Re-forest)...following each cut thus creating a most desirable sustainable resource
use and profit cycle.

Back on the main rancho, another stand of more mature Cedro with a newly planted
stand of "Pataya" fruit. By the way, while you are waiting for your Cedro or Neem
trees to mature, you can take advantage of the shade and cooler temperatures they
provide and meantime plant and harvest tons of chilies and other cash crops that
flourish in the hot, "off season"...when demand and prices are very high but
production may be off as much or more than 40% for farms that do not have the
advantage of shaded hectares for their chilies which cannot efficiently support the
direct sun and heat that the Yucatán is "famous" for from mid April to the end of
September. Diversified, year-round, maximum production and this, is just the

 Plantation Operations at Rancho San Pedro
Depending upon year and season, Rancho San Pedro typically has dedicated between
30 and 40 HAS to mixed plantation operations. They formerly produced tons of grade
"A" Papayas for daily and weekly export to the USA. They have the sorting, packing
and truck loading docks to accommodate a major operation and that of course could
be revisited as a means of income for the new owners. The 30 hectares formerly
dedicated to Papaya (and other commercial fruit production for export) lies across the
Merida-Tizimin highway from the rest of the Rancho. This has worked to the benefit
of the owner as well as shippers and the trucking companies that serve them because
this more "industrial" level operation does not interfere with normal ranch/plantation
operations and makes sorting, boxing, and shipping of harvested fruits logistically
more efficient and convenient as well. Refridgerated/computerized trucks leaving for
Merida arrive in just under 90 minutes and Cancun/Playa del Carmen in just  3
hours.
