This marvelous farm and rancho consists of 79 hectares, 3-phase electricity, a 45 HP diesel back-up generator,
a deep water well with a 30HP submersible pump, and that´s just for starters!  IT IS HOWEVER EJIDO
PROPERTY WHICH MEANS IT WILL BE A DRAWN OUT PROCESS AND challenge  TO OWN WITH CLEAR
TITLE BY ANY OTHER THAN A MEXICAN NATIONAL AND EVEN THEN, THE TRANSFER OF OWNERSHIP
MAY PROVE AN EXTENDED (8- 12 MOS.) PROCESS COSTING TIME , EFFORT, AND AT LEAST AN EXTRA
$50k TO $100k PESOS IN THE END. PLEASE NOTE:
We have a second set of virtually new and identical
equipment which can be set up on the property of your choosing with clear title and all of the advantages of
this otherwise wonderful opportunity. Set up and consulting to full operation is included. We can help you find
your ideal property and or joint venture the operation on our own land and save you thousands by using our
in place infrastructure and experience leaving you free to run your own operation, have us assist or run it
year around leaving you free to reap the profits but with the freedom to live and travel as you please. Please
read on and then contact us directly for further information on this unique opportunity! FYI, the second
complete set of equipment installed and running at full capacity is only $950K Pesos. The equipment has only
3 mos of use and originally cost $1,700,000 pesos!

The ranch's irrigation system would run an additional $60-75K US and the fact that it is tied in with the
Tilapia tanks means you have an endless supply of Nitrogen and mineral rich liquid, organic fertilizer for high
demand export and cash crops such as Papaya, bananas, tomatoes, squash, and the World Famous Yucatan
Chili Habanero. FYI, the Yucatan produces the best and most popular Chili Habanero peppers in Mexico. How
do we know that? Because demand for the Yucatecan Habaneros is so high domestically and for export, that
48-49% of all chili Habanero produced in and exported from Mexico come from the state of Yucatan! More on
all of this a little later....

Just 90 minutes to Merida, 10 to the charming community of Sucila and 15 to Tizimin, this is an opportunity
not only for growth but to also start  making a return from Day One. This  is a currently operating business
developed over years of innovation, hard work, and love for the project. The owner is forced to sell because of
an illness in the family but will be available to bring the new owners up to speed (Whether on this ranch or his
friend´s equipment we are also offering) on all aspects of making this already profitable operation even more
viable, near as well as long term. When combined with this rock bottom price and...current unprecedented
Peso/Dollar exchange rates this is one our
VERY BEST INVESTMENT VALUES....

The Tilapia farm occupies just 8 hectares ( 19.66 acres) of  a 79 hectare (HAS) rancho of just under 195  acres.
The farm plus the additional remaining 71 HAS/174+ acres, is a much better idea because your earnings and
future potential, while substantial, are only just beginning with the Tilapia sales. For that reason, our seller
has decided only to sell the entire project in lieu of any type of subdivision. The entire property is serviced by
3-phase electricity... a 35 hp deep-well, submersible, irrigation system and is fully fenced. There are extensive
corrals for cattle and horses and plenty of fertile soil not only to grow feed but the owner has also grown
profitable cash crops such as the world famous Yucatán Habanero Chilies as well as Papaya which are also
highly valued for their export quality.

Also included is a new diesal-powered, 45HP,mergency electrical generator valued today at well over $300K
pesos.

If buyers should also choose to live on-site, all that remains is to design and build their dream, Ranch House
and whatever other desired additional construction, all of which we can assist with from design through
turn-key construction.  In that case, the owner reports he would be willing to temporarily rent out,
inexpensively, an additional house he has in the  nearby community of Sucila, just a 10-15 min drive away.
That house, incredibly, is also
available for purchase  and IS INCLUDED in the overall price of the ranch
listed above! If buyers of the farm prefer to rent and not purchase the house in Sucila, our seller has indicated
that he will nevertheless take the house off the market until such reasonable time as they, the buyers, no
longer require its use.

The Tilapia farm is currently netting approximately $55,000 - $65,000 pesos per month although the owner
reports that they are currently running at only 90% of total capacity due to the owner's need to be in Merida
with his family a good deal of the time. There are 17 outdoor tanks with two additional 12 meter diameter
tanks recently brought online, each of which will accommodate 4000 to 5000 adult fish. All facilities, tanks,
amenities, and equipment from gravity fed filtration to Oxygen aeration equipment is of course included.

Your Tilapia Market is growing and will continue to for many years to come. The owner reports that his clients
in Cancun, Playa del Carmen, Merida, and beyond, are literally waiting for his phone call to say the next
batch of fish are ready. The fish are generally ready when the average weight is approximately 350 grams
when the fish are 6 months of age. He reports though that he has one client that special orders the fish at 450
grams, a custom order, so that they keep that tank growing for an additional 2-3 weeks. It´s really down to a
very exact science at this point!

About the Tilapia:
Tilapia is a fresh water fish which, when grown in captivity, has no disease, no parasites, and no smell when
cooking unlike ocean-caught fish which nowadays are increasingly contaminated with, among other pollutants,
Mercury, PCB´s, parasites, and potentially even Super Bacteria, the kind highly resistant to antibiotics. Not so
with the Tilapia. It is also loaded with Omega 3 fatty acids so that it´s not only clean, healthy, delicious, and
odor free, but also aids in the reduction of serum cholesterol ! Who said "
Everything that tastes good is bad for
us!" ?

Unfortunately, environmental issues around land use (eg: petroleum-based pesticides and fertilizers which not
only pollute the soil but also underground aquifers ...and wash out into the seas) will not likely be resolved, or
better, reversed any time soon. As such, and as public awareness increases around the dangers posed by the
over-consumption of red meats, the demand for healthy, clean and life-supporting fish will inevitably increase
to your benefit as well as to the benefit of your consumer clients.

Technical Basics:
But what about potential pollution caused by the run-off and solid waste generated by the Tilapia farm? Glad
you asked!  FYI, I will personally no longer  eat, for example, Farmed Salmon although Salmon is one of my
very favorite ocean delicacies. More and more information is surfacing around the problems these farmed fish
have as well as the adverse impact their farming operations are causing in the oceans where these farm
operations are located.

First of all, of course, the Tilapia farm is land based and as such, will never pollute the seas nor will your fish
be polluted ...by the seas. Let´s use this Tilapia farm to continue this brief but important discussion. On the
Sucila ("Sue-key-la") farm, the tanks are cleaned twice daily by siphoning off 20% of the water in each tank
and then refilling with clean, Oxygen-enriched well water from as much as 30 meters below the surface of the
soil.

The way they have brilliantly set up this very straight-forward, low-tech, siphoning procedure, solid waste and
waste water are drained from the tank´s bottom and automatically fed through a series of underground  pipes
to a holding and separating tank which is also purified by the sun. As the non-odiferous, waste water reaches
the 2-compartment holding tank, solid waste is separated out leaving the nitrogen (and other trace elements)
rich water to then be forwarded to the farm´s irrigation system to be further diluted and used not only for
irrigation but as an incredibly rich, organic source of natural fertilizer.

The solid waste tank is drained once per 3-4 weeks, the solid waste allowed to sun-dry, and then also be used
as fertilizer on the farm or potentially be bagged and sold through other venues as yet another profitable
by-product of the farm´s production cycle.

What about additional profit potential?
By combining the solid waste with composting vegetable matter instead of using it directly on your plants, you
have now created the perfect growing medium for launching into highly beneficial and profitable
"Vermiculture". Please see:

and..................................

Briefly, the humus created by the earthworms is approximately 300 times richer in nutrients than any other
humus on the planet. The earthworms, by the way, live an average of 15 years and begin reproducing in just a
few months after being born. They also reproduce at an astounding rate. Two examples will suffice: 1).
Beginning with just 250 worms in 1 cubic meter of composted medium, in just two months those 250 worms will
have grown to a population of approximately 1750 worms, a 700% plus increase and, in the meantime, will
have converted that original cubic meter of composted material into "worm casings" or humus.

In 8 more weeks you would have approximately 12,500 worms and an additional 7 cubic meters of humus to
harvest. By week 24 you would have 85,750 worms and an additional 49 cubic meters of humus, and so on and
so on.

But let´s back the numbers down just to keep this "simple". Let´s say you reach a point where you have 50,000
worms (probably week 13-15 if you started with just 250 worms). Starting with 50K worms and letting them
multiply for one year, you would end up with over 76 million worms and more ...tons...of valuable humus than
you can probably imagine!

What on earth would you do with so may worms? First of all you could create the richest soil and highest
production of vegetables, flowers, and/or trees possible for starters. You could obviously sell tons of the richest
humus on the planet in bags or bulk as well.  And the worms? The worms do not have nor do they transmit
any
kind of disease. They are very clean and safe. Period. They are also made up of between 75 and 80% or more
...of PROTEIN. Protein is what makes animals ...and fish...grow and fatten and become commercially viable.
The Purina brand "balanced" fish pellets that are currently fed to the Tilapia from month 4-6, before they are
harvested, is composed of only 37% protein, less than half of that obtainable from your worms. It is also
accounts for 60% plus of your overhead. Over  60%! Please see our page:
Cutting the cost of Tilapia for a more
detailed explanation.

What if on your adjacent rancho you grew your protein at almost no cost whatsoever and indeed made a
substantial profit not only from the worms but their by-products such as humus and protein feed for your
animals? Not only are you now eliminating a significant part of your production costs while raising faster
growing, healthier, and larger fish, you are also increasing production on the agricultural side of your ranch
production of cash crops. Oh, and sheep and cattle need protein too. Right! But will they also eat earthworms?
They indeed will if they are dried and powdered into
Worm Meal... then mixed into their regular food....

If you are already involved in ranching and/or animal husbandry of any kind, you know how much you are
spending these days on nutritional supplements for your animals. You also know that these same supplements
and today´s inflation are rapidly eating away at your profits. By simply raising highly profitable earthworms
you have the opportunity to put profits and health back into your operations...of all kinds, making your overall
production efforts pay off probably in ways you have not considered possible until now.

All of this and more is why we initially recommended that our potential buyer not consider splitting up this
property. For us, it just does not make financial sense given the wealth of possibilities if the entire property
and therefore production cycle and potential stays in tact.
