This rancho is close to Panaba and just another 20 min. to the
charming pueblo of Sucila (Sue-key-la), and so is also convenient to
the virtually new Merida-Tizimin Hwy which is largely being
expanded to four lanes over much of its length.
Basic, daily shopping and equipment needs can be purchased in
Panaba. Repairs of most kinds, can also be conveniently and
professionally found in Panaba. For larger needs, greater selection,
banking, medical services, restaurants, and the occasional movie,
Tizimin is just another 25 min. down the road.
For major purchases, major, world-class medical services, cultural
venues (including symphony and ballet), night-life and 5 star
restaurants, and one of Mexico's most famous colonial yet modern
city's, Merida is just 2 hours away. And, as far as cities go, Merida is
the safest most friendly medium to large city we have ... ever visited,
lived or worked in, although most of us have to experience it to
believe it! In fact, the whole region where we live and work is
remarkably safe, friendly and , in general, ... extremely "tranquillo"....

The Rancho
Asking: $1.125.000 pesos

Rancho San Isidro consists of 136+ hectares or roughly
334+ acres of prime ranch land in the heart of the Yucatan's ranch
country.
It is just over 2+ km inland , on an all-weather road from the
Panaba-Yalsihon Highway ("caratera"). It is private and feels a
world aways from even the nearby small but prosperous town of
Panaba while nevertheless being just a short drive away.
San Isidro is fully fenced, has 15 "potreros" , or fenced divisions, and
ample corrals, feeding and watering stations for up to 200 head of
prime beef or 1-2 thousand head of high-demand, tropical sheep with
appropriate adaptations.
The ranch is partially irrigated, has one well with windmill and a
12HP, gas-powered, Koeler back-up generator and pump to run the
sprinkler system. Additionally, owner reports several Cenotes on the
property for water sources without having to drill additional wells.
Electricity: This property is currently "Off the
grid",and except for huge potential and ever more competitive costs
for solar-electric and wind-powered alternatives, will likely remain so
until or if, your neighbors pool their capital to bring the power in
from the Panaba/Yalsihone Hwy, approximately 2-3km away.
Certainly not out of the question but perhaps just a bit further down
the line.
We are however, increasingly impressed with the combo-options of
solar, wind, and even gas (including propane) powered electrical
systems, especially when taking this approach allows our buyers to
acquire their properties at 30%-50% lower cost (as in this case),
install their alternative power systems, and still save significantly in
their overall costs near-term and even more so over the long haul!
Existing Construction: There is a Vaquero's cottage and a
small "bodega", or storeroom to store feed, saddles, and other
equipment. There are roof structures in the corrals to shade and
protect from weather , the feed and watering stations.
There is currently no owner's or ranch house on the property but we
can help you design and build your own place, probably for less than
$25US/Sq. Ft. One of our contractors recently rough estimated a
250-350 Sq. Meter, ranch style home for between $475K-$500K
pesos. You may not need or want such a large and potentially
extravagant dwelling so know that a very reasonable, comfortable,
cottage or ranch house can probably be built in a range starting

to be filled by her 100% ,solar-powdered well-pump. Because of the
gravitational pressure generated by her elevated storage tank, our
friend is able to irrigate 1-2 hectares of orchards and garden with
nothing more than her ingenious, gravity-fed, irrigation system....
FYI, she also saves thousands of gallons of water annually by
having installed a locally designed and built composting toilet
system which eliminates the need for a septic tank and recycles grey
water from the house into the garden, turns solid wastes into
odor-free compost (for non-human consumption) and only needs to
be emptied every 5-10 years!

Isidro, off the same shared access road, within 1km of San Isidro,
sold this past April for $11,500.00 pesos/hectare for a total of
$148,900.00 US.
Santa Anita was a fairly famous, local rancho till the late 1950's -
mid 1960's , when new technologies and lack of interest to continue
by younger generations of family members, according to the sellers,
caused it to fall into relative obscurity, though still with great
potential as the selling price might indicate.
Nevertheless, Santa Anita has no power on the property, no
irrigation, and no owner's residence or bodega/storage house. In its
favor, it fronts on the Panaba/Yalsihon Highway (perhaps a mixed
blessing) so power is not far and construction costs are very
reasonable in this historically productive area. Nevertheless, and by
comparison, San Isidro is for us a much better investment for the
money and for the almost unlimited access to water due to the
Cenotes, privacy, and resulting security.







"La Sequea" ... The Dry Season
It should be noted that we are currently in the height of the Dry
Season or "La Sequea". As such, and until approximately June 1,
you will encounter most of southern Mexico in an extremely
dry...often very HOT... state of existence. Not to worry, as soon as
the rains begin (and we're talking many times, less than a week!)
the countryside literally transforms, as if before your very eyes, into
the brilliant and varied shades of intense green that makes the
Yucatan (epecially in our zone!) so incredibly beautiful, most of the
year. Meantime, the incredible Flamboyan and "Rain of Gold" trees,
among others, have already just begun to sprout their amazing
blossoms of flaming reds, oranges, and the most brilliant of yellows.
